Job Title: General Maintenance Technician
Classification: Staff – Non-Exempt, Full-time
Department: Facilities and Support Services
Reports To: Director of Facilities and Support Services
Job Summary:
Perform skilled and semi-skilled duties in the maintenance, repair and construction of Greenville College buildings and equipment using carpentry, electrical, mechanical, piping, and masonry processes. This person inspects, installs, adjusts, modifies and repairs building and infrastructure systems; assesses condition of fixtures and parts; replaces parts; makes purchases of new parts and supplies; works with contractors to complete a variety of projects, as assigned; services, repairs and maintains vehicles and equipment; participates in cleaning and painting; performs routine inspections on a regular basis to verify that equipment and systems are in proper working operating order; drives a motor vehicle to various work sites; picks up and delivers materials and equipment; cleans and maintains the maintenance shop and related work areas. This person works individually or as a team member under general supervision of the Maintenance Supervisor. A moderate to high degree of independent judgment and creativity is required to follow and modify standard, prescribed trade techniques to complete given assignments, and to resolve minor and some major problems that arise. Generally provides routine and emergency repairs during regularly scheduled hours however the individual may be called in for after hour emergencies or work after regular hours as needed. Individual is a vital member of a team that relies upon individual initiative and cooperation between others.
Key Responsibilities:

Inspect buildings, fixtures, machines and other structural units, noting need for repair.

Perform basic preventive maintenance such as cleaning or lubricating equipment.

Maintains tools and supplies.

Perform basic plumbing related work such as unclogging drains and sewers; and installing and maintaining pumps, motors, bearings, belts, and floats.

Perform limited repair and servicing of thermostatically controlled heating and cooling systems.

Perform carpentry work such as; repair and fix tables, chairs and furniture; build shelves; install bulletin boards, repair or hangs blinds and window shades; install restroom accessories, replace glass and screens, install and repair doors, locks and closers, install and maintain roofs

Perform basic electrical work to maintain and install wiring, fixtures, and appliances.

Operate a wide variety of hand and power tools and equipment including motor vehicles, grinder, jointer, bench sander, power hand tools, saws and various tools used in the maintenance trades.

Perform basic vehicle maintenance

Paint buildings, structures, facilities, equipment and furniture; order and mix paint; perform touch-ups and paint signs.

Pick up and deliver equipment, assemble and move furniture and set up chairs for meetings, classes and special events.

Read and interpret blueprints, technical sketches, diagrams, plans and specifications.

Respond to emergency situations and respond appropriately.
Qualifications/Skills Required:

High school diploma required.

Trade or technical school, or apprenticeship in plumbing, electrical, carpentry, or HVAC systems.

Minimum 10 years of related maintenance experience preferably in a college environment with demonstrated and verifiable skills in the area of physical plant operations, including, but not limited to, mechanical, electrical and plumbing systems, carpentry, building structure and envelope maintenance.

Must understand the occupational hazards of building trades and be knowledgeable of applicable safety and health precautions.

Must be able to fluently communicate (read, write, and speak) in the English language.

Ability to effectively problem solve using critical thinking.

Certificates, Licenses, Registrations: as required for the individual skilled trade. Must possess and maintain a valid Illinois state vehicle operator license.

Good people skills with a demonstrated ability to work with others.

Ability to work with and relate to administrative, faculty, and staff colleagues, as well as residential college students.

A team player willing to assist others and contribute to the goals of the department on a continual basis.

Physical Demands: (must be met by an employee to successfully perform the essential job functions of this job)

Manual dexterity to walk, climb, stand, bend, twist, kneel, stoop, crouch, and crawl to work on various parts of building structures and systems necessary to perform job duties. Ability to lift objects up to 75 pounds.

Ability to climb ladders and scaffolds. Ability to properly handle powered and non-powered tools, equipment and machinery.

Vision to read work requests, blueprints and diagrams, manuals and regulations. Speech and hearing for communicating instructions, information, and work requests.

Work is performed indoors and outdoors

Frequent travel is required throughout the college complex and local community

May be required to work overtime during evenings, weekends, and holidays. May be on call for emergencies.

Must wear protective attire, such as work gloves, hard hats, leather aprons, back support and sturdy boots to protect from exposure to hazardous conditions, situations and equipment.

Occasionally exposed to machine sounds and noises that are distracting and uncomfortable.
